BASE OF THE VALUATION
The valuations have been carried in accordance with the HKIS Standards on Properties (2012 Edition) published by HKIS. The market value would be define as “ the estimated amount for which a property should exchange on the date of the valuation between a willing buyer and a willing seller in arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion”.
ASSUMPTION
Our valuations of the subject properties have been made the assumption as the Valuation Date as vacant possession:
1. The legally interested party of the properties has absolute title to its relevant property interests;
2. The subject properties has obtained relevant government’s approval for and transferred free of all encumbrances in the market;
3. The professional fees, construction cost and construction period are provided by our internal BS and QS.
4. There were no key political and economic disturbance reflect during the prediction period.
SOURCES OF INFORMATION
We have solely relied on the information provided by your company and have fully accepted advice given to us on such matters as the approved planning or statutory notices, location, titles, occupancy status and all the other relevant matters. We have no reason to doubt the truth and accuracy of the information provided to us.
PROPERTY INSPECTION
We have inspected the site property and where possible the respective parts of the on 30 January 2016. Those part of which was inaccessible, unexposed or covered have been assumed in reasonable condition. No tests were carried out on any of the services.
We are not instructed carried out the on-site measurement to verify the correctness of the floor areas of the properties. All the dimensions, measurements and the areas are approximations based on the relevant documents provided by the instructed company.
We are not instructed for any soil survey and environmental investigation to determine the ground conditions. Unless the otherwise stated, we assumed the all the deleterious and hazardous material or the potential for contamination to the properties from these uses or on any neighboring land that none exits. Our valuation are based on the soil condition are satisfactory and no extraordinary expenses or deferrals will suffered during the construction period due to the ecological and the archaeological matters.
