Sunninghill Node

Sunninghill is located in the Northern Suburbs of Johannesburg. This is at the north end of Rivonia. The area is generally regarded as a commercial office node with some supporting retail developement. The area is approximately 25 years old from when it first began developing as offices. The area was previously residential. The locality is bounded in the south by the Western Bypass highway to the west by Rivonia road extension and to the north and east by the medium density residential areas of Sunninghill which surround the area. The roads system and high density residential surround provide good access to the office area for employees.

The area falls under the Johannesburg Municipality. This Municipality is the largest in South Africa and comprises both rural and urban areas as well as a wide spread of income groups. Sunninghill has a large road network close to it. This network connects with Witkoppen road, Rivonia road and Bowling Avenue. All these roads feed very well into the Suburb but there is traffic congestion. The area is close to The Rivonia Boulevard, which is a high density retail strip with a large amount of offfice space in the area. The Rivoina area has not been considered as part of this study. There is excellent bus and taxi servie along Witkoppen road as well as Rivonia road giving the area good access for general commuting. The surrounding residential areas are Paulshof, Kyalami and Vorna Valley. These areas provide staffing to the general area and are seen as a higher grade of fringe alternative to the Sandton area.

North Sandton fringe is an office and retail area that is located north of the Johannesburg CBD which also has adjoining office nodes such as Rosebank, Sandton and Bryanston.There are also a number of fringe and ribbon strip office developments (these follow the main roads where residential properties often have a noise buffer with a main road being an office development on the main road. The offces benefit from exposure to the main roads. Sunninghill is located to the north of this area and adjoins the general Northern suburbs, commercial office nodes as places of business concentration. We have, therefore looked just at this area without considering the Johannesburg or Sandton or Rivonia/Woodmeade office areas as this will be to large a spread of focus. We note that there are a number of similar properties (offices) adjoining and surrounding the area of a comparable nature. There is, therefore, a large office concentration of property in the area with a large choice to prospective tenants who may want to rent here.

The nature of this locality is general northern Sandton. The properties are prominently located on the northern side of the general Sunninghill area.The property is located within 8 kilometres of the main business district around the Sandton city centre. The area is, therefore, within easy driving distance of this high density
