Tiffany: In response to your request on the 1 May 2011, TLC Property Group is pleased to provide you with the following strategy and proposal to market and sell your portfolio comprising of two industrial properties. (two property addresses on powerpoint). My name is Tiffany Emmett and I am a Senior Property agent specialising in Commercial Listing and Sales and this is my colleague Stephanie Capell who is also a senior property agent who specialises in commercial marketing and sales. We would like to thank you for the opportunity today to present to you our ideas and concepts that we believe have adequately responded to your questions and instructions and we trust that this proposal demonstrates our suitability for this project.

Steph: TLC Property is the market leader in real estate services in Queensland. We pride ourselves on finding the highest bidder in the shortest possible timeframe. Our reputation in the industry and networked acquaintances mean that we are not only in constant contact with Brisbane investors but also National and International investors. We have the best relationship with buyers of any agency and are currently in contact with numerous buyers looking to purchase premium investment portfolios .

We have extensive understanding and experience with sales of industrial properties in and around Brisbane and specific knowledge of the locations and submarkets associated with each property being sold. As a leading authority in South-East Queensland property market, we specialise in investment property and management through out the commercial and industrial sectors.

Tiffany: The first property in the portfolio is located in West Ipswich at number 272 Brisbane Street. It resides on 3,771m2 of land with a gross building area of approximately 1,500m2, which comprises of a warehouse, stand-alone sheds and office components, which are all attractive features to an investor in the industrial market. Furthermore, the property is well positioned on the western trade route in the West Ipswich Business precinct and has easy access to the national highway network with both Warrego Highway and Cunningham Highway being within 5km of the site.

Tiffany: The second property is an industrial warehouse situated in a prime location 1 minute from the M1 motorway, at 36 Computer Road, Yatala. The property is refurbished with a fully fit out office, two large concrete hardstand areas on an elevated site.

Steph: The Industrial market is regaining confidence with a sharp increase in the industrial enquiry rate being recognised throughout our network. The upside of interest ahs culminated in the majority of industrial properties put to market by TLC Property Group in late 2010 and 2011 being sold.

Tiffany: Stephanie is now going to present to you a marketing strategy that focuses on the target market via local, state wide and national media coverage.
